Richard Khayot, Associate at Continental Partners, joined the team in 2025. He specializes in commercial debt and equity placement secured by multifamily, senior housing, retail, office, hospitality, and self‑storage properties throughout the United States.
Originally from New York, Richard has called Los Angeles home for the past 9+ years, building his career in commercial finance. Richard’s path into the industry is anything but traditional. With a background in photography and no formal training in finance, his creative background gives him an edge in recognizing patterns, especially when it comes to leasing trends, asset positioning, and market timing. He works directly with the firm’s President, Mitch Paskover, and Senior Director, Will Clifton, originating, structuring and executing financing across all major product types.
Outside of work, Richard enjoys traveling, exploring Los Angeles’ restaurant scene and volunteering with LGBTQ foundations. He also spends considerable time with his senior Shih Tzu, who keeps him grounded. Family plays a central role in his life, and he brings that same sense of loyalty and care into his relationships with clients and partners.
Richard graduated from Santa Monica College and is a licensed real estate agent in California.
